General Contidions for rents

1. The premises are to be rented for the sole use of temporary dwelling and no subletting, whether total or partial and/or contract transfer is allowed.
   
   
2. At the time of handing over the keys of the property the client/tenant is requested to check that the characteristics listed on our website and on our booking form correspond and, in particular, with regard to cleaning performed, the correct functioning of the plumbing, electricity and domestic appliances, and the conformity of the furniture and other equipment.
   
   
3. The premises are rented as organised and furnished by the respective owners after our accurate check made prior to the client’s arrival and between one guest and the next.
   
   
4. Premises are consigned between 5p.m. and 8p.m. and must be vacated between 9a.m. and 10a.m. deadline.
   
   
5. On your arrival, you will be accompanied by an Agency representative to the property rented.
   
   
6. In no way are additional people allowed to stay in the premises, exceeding the number of beds available therein, unless previously authorised by the Agency Fraumare Immobiliare S.r.L.
   
   
7. Should the Client/Tenant find the dwelling not to be in conformity with their choice, notice must be given to the Agency within 10a.m. of the day following arrival. After this time the Client/Tenant loses any right to complain.
   
   
8. The premises will be handed over without any table, kitchen or bed linen or bathroom towels.
   
   
9. The Agency Fraumare Immobiliare S.r.L. assumes no responsibility in the case of any interruption of the electricity or water supply or in the case of natural calamity, fire, flooding, collapse or theft. Should any of the previous circumstances occur, rendering the premises unavailable, an alternative dwelling will be proposed with similar characteristics and at the same tariff, or alternatively the paid-up amount will be returned. Any responsibility will be ascribable to the property owner unless attributable to the Client/Tenant due to negligence or damages procured by the same which compromise the premises’ suitability for habitation.
   
   
10. Upon request, a representative of the Agency Fraumare Immobiliare S.r.L. may inspect the rented property.
    
    
11. Costs relating to water and electricity consumption and final cleaning will be charged to the tenant.
    
    
12. The guarantee deposit will be returned at the end of the rental period or in any case within 30 days after the premises have been vacated. After this all obligations taken on by the Client/Tenant at the time of booking and, after having resolved any possible complaint, will have been fulfilled.
    
    
13. The Agency Fraumare Immobiliare S.r.L. is authorised to withdraw the amount necessary from the guarantee deposit for any repairs to or replacement of any furniture damaged by the Client/Tenant and reserves the right to claim for any further damages encountered.
    
    
14. There will be no reimbursement to the Client/Tenant for non-fulfilment of the booking, the interruption of the contract, late reconsignment of the property concerned, and/or the total or partial lack of utilisation of the same for causes not attributable to the will of the house owner or the Agency Fraumare Immobiliare S.r.L.
    
    
15. The Agency Fraumare Immobiliare S.r.L. shall not be held responsible for the lack of utilisation of the residential facilities such as: swimming pool, tennis court, bowls ground, communal buildings and area, or for the breakdown or ill-functioning or cleaning of the beaches, the bathing facilities and the road conditions.
    
    
16. Several properties are equipped with air-conditioning or heating units and, in case of malfunction, the Agency will immediately contact the house owner to ensure rapid technical assistance to rectify the fault. However, the Agency Fraumare Immobiliare S.r.L. shall not be held responsible for the breakdown.
    
    
17. The entire territory of Villasimius is subject to recyclable waste collection programs for solid household waste and therefore you are requested to carefully respect the waste collection timetables and additionally to utilise the appropriate bins provided in each home.
    
    
18. On departure the kitchen facilities must be left clean, the crockery put in its proper place, the refrigerator defrosted and the waste placed in its appropriate container.
    
    
19. It is forbidden to place non-degradable material such as nappies, sanitary towels, plastic bags or other bulky objects which could cause obstructions, in the WC.
    
    
20. Water is precious and you are kindly requested to avoid wastage.
    
    
21. The Agency Fraumare Immobiliare S.r.L., with the collaboration of qualified craftsmen and specialised companies, will supply all and any form of assistance necessary to resolve in the shortest time possible all problems needing the intervention of a plumber, an electrician, a refrigerator repairman, etc.
    
    
22. You are kindly requested not to leave bags of rubbish outside the dwelling in order to avoid attracting the unwelcome attention of ants or animals.
